To keep your visit efficient and deliver top value, we prioritize tasks that fit the visit window—and quote anything larger so it gets done right.
$2,800 annually
Covers routine filters, batteries, caulk, and other small parts. Specialty materials are always quoted up front, so there are no surprises.
What We Handle
Inspections
We assess your home’s major systems and surfaces—inside and out. That includes plumbing fixtures, outlets and switches, siding, windows, roofing, and accessible interior areas like walls, ceilings, and floors. We also check airflow and replace HVAC filters where applicable.
What sets us apart: we use professional diagnostic tools like moisture meters and thermal scanners to identify hidden risks you can’t see. It’s how we catch developing problems early—before they become costly repairs.
Maintenance
Routine upkeep to keep your home in peak shape: replacing filters and batteries, checking weatherstripping and caulk, lubricating hinges, tightening loose hardware, and basic seasonal prep.
Small Repairs
Tasks that take 30–60 minutes or less: patching drywall, mounting shelves or fixtures, adjusting doors, or tackling high-priority items.

Your First Visit
We’ll walk your entire property, document current conditions, label key shutoffs and systems, confirm filter sizes and fixture types, and establish your digital service record. This baseline lets us track changes and spot developing issues over time.
